URGENT: Board Vacancy – Immediate Action Needed to Avoid HOA Disruption

Dear Homeowners,
We are writing to inform you of an important and urgent matter affecting our community. At this time, the Association’s Board of Directors has only two (2) active members, while our governing documents require a minimum of three (3) directors to properly operate. This means we currently have at least one vacant board position that must be filled immediately. While the remaining board members are continuing to handle essential operations, this situation is not sustainable and puts the Association at risk.
If we are unable to fill this position:
- The Board may be unable to properly govern the Association - Important decisions and maintenance could be delayed - The Association could ultimately be placed into court-appointed receivership
In a receivership scenario:
- A third-party (appointed by a court) would take control of the HOA
- They would have authority to increase dues and impose special assessments - Their fees are typically significant and paid by all homeowners
We are asking for at least one homeowner to step forward immediately to serve on the Board of Directors. No prior experience is required, and current board members will assist with onboarding and transition.
Board responsibilities include:
Overseeing basic operations and maintenance Reviewing and approving expenses Helping ensure the community remains financially stable and well-maintained
